Building Control

When can I start work on site?

Once you have submitted an application and have received your acknowledgement of a Building Regulations application, you can start work. For full plans applications we advise that you wait until after you have received your full plans decision notice before starting work, this will ensure that you are aware of any issues that may have been identified during the plan checking process.

The Building Regulations require you to give us notice of when you are approaching the following stages of work, in order for a Building Control Officer to be able to inspect each of these stages. You must give us 24 hours notice of each of the stages below.

The stages are:

  • Commencement of work
  • Excavation of foundations
  • Concrete for foundations
  • Oversite
  • Damp proof course
  • Drains (soil and surface water)
  • Occupation
  • Completion

We may also want to inspect the following aspects of the work:

  • Floor joists
  • Roof structure
  • Structural steelwork

When the work is completed, your builder should notify us so that the final inspection can be made and a Completion Certificate issued.

The Completion Certificate is very important as if you sell your house, buyers will want to know if extensions or alterations have been carried out properly.
